Marvin G Marcellus is a finance professional with over a decade of experience in commercial real estate lending and capital markets advisory. As Director of Capital Advisory at Metropolis AMA he leads the structuring and placement of debt and equity solutions across multifamily, mixed-use, and land development transactions ranging from $5 million to $50 million. Marvin works directly with real estate sponsors, developers, and operators to source capital and design
financing strategies tailored to today’s market conditions.

His practice spans a range of structured finance solutions including bridge, construction, permanent, and agency executions—supported by deep knowledge of institutional guidelines including Fannie Mae, Freddie Mac, and HUD. While focused primarily on commercial transactions, Marvin also maintains a residential Mortgage Loan Originator license to support investor clients, portfolio borrowers, and self-employed individuals navigating non-standard or high-balance lending needs.

With a market focus on the Southeastern U.S., including Tennessee, Georgia, and Florida, Marvin brings a dual perspective that aligns capital strategy with asset-level business plans. In 2025, he is expanding his advisory capabilities by pursuing the Series 65 license, enabling feebased guidance for private  lacement investors, syndicators, and family office clients. Prior to Metropolis AMA, Marvin founded a real estate-focused technology company delivering nationwide notarial and document solutions to legal and real estate professionals.
